Seguramente has escuchado la frase, “Tulum es un pueblo que naci\u00f3 caro” haciendo referencia a que los precios de Tulum nunca fueron bajos comparados con otras ciudades, por lo que la idea generalizada es que estos iniciaron elevados desde antes del boom inmobiliario en este bello pueblo del sur de M\u00e9xico.<\/p>\n\n\n\n

Regresemos un momento al a\u00f1o 2015, cuando Tulum apenas empezaba con algunos desarrollos en Aldea Zama y La Veleta, mientras nuestro equipo de inteligencia de mercado ten\u00eda un ojo en Playa del Carmen y el otro bien puesto en lo que se esperaba de Tulum. As\u00ed es, en el a\u00f1o 2015 ya contabamos con algunos estudios de mercado de lo que ocurr\u00eda en Tulum; as\u00ed que te traemos un flasbahck de lo que ocurr\u00eda en ese a\u00f1o y c\u00f3mo es el panorama de los n\u00fameros a inicio de 2024.<\/p>\n\n\n\n

Eran apenas 20 los desarrollos que se comercializaban en preconstrucci\u00f3n durante el 2015, Artia, Art House y Encanto por mencionar algunos, mientras hoy en 2024 contamos con 298 desarrollos activos (a la venta en este preciso momento) y m\u00e1s de 10 mil unidades disponibles.<\/p>\n\n\n\n

Los precios m\u00ednimos han fluctuado durante estos 9 a\u00f1os acumulando datos de Tulum, y aunque los condominios alcanzaron precios m\u00ednimos que rondaron los 65 mil d\u00f3lares en ciertas \u00e9pocas (al tipo de cambio de ese momento), podemos regresar y ver precios m\u00ednimos en 2015 de $89,900 d\u00f3lares y precio por metro cuadrado m\u00ednimo de 998 USD. Volviendo al futuro encontramos que esta cifra no ha variado tanto, pues hoy encontramos precios m\u00ednimos de 84,200 usd y precio m\u00ednimo por m2 de $1,228 d\u00f3lares.<\/p>\n\n\n\n

Si nos vamos a revisar precios promedio y precios m\u00e1ximos, notaremos la tendencia hacia los precios m\u00e1s elevados en todo Tulum, que naci\u00f3 con algunas unidades de hasta $630,000 d\u00f3lares y hoy algunos desarrolladores tienen unidades a la venta de m\u00e1s de 2 millones de d\u00f3lares. La media se movi\u00f3 de $235,419 USD hacia los $340,755 USD.<\/p>\n\n\n

El \u00e1rea en metros cuadrados de las unidades es otro tema que hemos analizado con el transcurso del tiempo, y fuera de que algunos desarrolladores se han aventurado a “pre-lanzar” algunos nano estudios de hasta 11 metros cuadrados, ninguno de estos se mantiene hoy en inventario. Las unidades de menor tama\u00f1o rondan los 20 metros cuadrados siendo estos estudios de tipo hotelero. Regresando al 2015 las unidades no eran menores a 51 metros cuadrados.<\/p>\n\n\n\n

Recordemos algunos desarrollos en Aldea Zama que ya contaban con Penthouses por ah\u00ed del 2015 como Encanto Tulum o Puerta Zama que ya ofrec\u00edan unidades de cerca de los 300 metros cuadrados, esta cifra de m2 cuadrados m\u00e1ximos que en 2015 era de 311 hoy se encuentra en 390 metros cuadrados m\u00e1ximos en Tulum.<\/p>\n\n\n
