El cual, para el a\u00f1o 2020 contaba con un inventario de 4060 unidades disponibles para su venta; y ventas de m\u00e1s de 3,500 unidades.<\/p>\n\n\n<div class=\"wp-block-image\">\n<figure class=\"aligncenter size-full is-resized\"><img loading=\"lazy\" decoding=\"async\" width=\"640\" height=\"309\" src=\"https:\/\/theredsearch.com\/blog\/wp-content\/uploads\/2025\/02\/unnamed-7.png\" alt=\"\" class=\"wp-image-2714\" style=\"width:594px;height:auto\" srcset=\"https:\/\/theredsearch.com\/blog\/wp-content\/uploads\/2025\/02\/unnamed-7.png 640w, https:\/\/theredsearch.com\/blog\/wp-content\/uploads\/2025\/02\/unnamed-7-300x145.png 300w, https:\/\/theredsearch.com\/blog\/wp-content\/uploads\/2025\/02\/unnamed-7-175x84.png 175w, https:\/\/theredsearch.com\/blog\/wp-content\/uploads\/2025\/02\/unnamed-7-450x217.png 450w\" sizes=\"auto, (max-width: 640px) 100vw, 640px\" \/><\/figure><\/div>\n\n\n<h2 class=\"wp-block-heading\">La Pandemia y sus efectos en el mercado<\/h2>\n\n\n\n<p>Recordemos que una inesperada pandemia marc\u00f3 los a\u00f1os 2020 y 21 con una inestabilidad financiera (y emocional) a nivel global, por lo que los n\u00fameros tanto de lanzamientos de proyectos como de ventas se vieron reducidos; de modo que para el a\u00f1o 2022 estos n\u00fameros incrementan en gran medida una vez que la pandemia estuvo llegando a su fase menos riesgosa en el mundo. Las unidades a la venta en 2020 se convierten en el doble para el a\u00f1o y para 2023 crecen a un ritmo de 2 mil unidades m\u00e1s a la venta por a\u00f1o.<br><\/p>\n\n\n<div class=\"wp-block-image\">\n<figure class=\"aligncenter size-full is-resized\"><img loading=\"lazy\" decoding=\"async\" width=\"1000\" height=\"667\" src=\"https:\/\/theredsearch.com\/blog\/wp-content\/uploads\/2025\/02\/44627-f943cf142b66244a3252ecbe551c6d46-1.jpg\" alt=\"\" class=\"wp-image-2725\" style=\"width:496px;height:auto\" srcset=\"https:\/\/theredsearch.com\/blog\/wp-content\/uploads\/2025\/02\/44627-f943cf142b66244a3252ecbe551c6d46-1.jpg 1000w, https:\/\/theredsearch.com\/blog\/wp-content\/uploads\/2025\/02\/44627-f943cf142b66244a3252ecbe551c6d46-1-300x200.jpg 300w, https:\/\/theredsearch.com\/blog\/wp-content\/uploads\/2025\/02\/44627-f943cf142b66244a3252ecbe551c6d46-1-768x512.jpg 768w, https:\/\/theredsearch.com\/blog\/wp-content\/uploads\/2025\/02\/44627-f943cf142b66244a3252ecbe551c6d46-1-175x117.jpg 175w, https:\/\/theredsearch.com\/blog\/wp-content\/uploads\/2025\/02\/44627-f943cf142b66244a3252ecbe551c6d46-1-450x300.jpg 450w, https:\/\/theredsearch.com\/blog\/wp-content\/uploads\/2025\/02\/44627-f943cf142b66244a3252ecbe551c6d46-1-270x180.jpg 270w\" sizes=\"auto, (max-width: 1000px) 100vw, 1000px\" \/><\/figure><\/div>\n\n\n<p>Existe mucha especulaci\u00f3n acerca de los motivos por los que estos n\u00fameros incrementan a manera de escalones, uno de ellos, es que las personas que usualmente viven en pa\u00edses fr\u00edos o ciudades con menos vegetaci\u00f3n empezaban a ver como destino ideal para vivir nuestro pa\u00eds y la Riviera Maya de M\u00e9xico; pero ese ser\u00e1 tema de charla en un caf\u00e9.<br><\/p>\n\n\n\n<p>2024, a\u00f1o que pr\u00e1cticamente vamos concluyendo se encuentra con una reducci\u00f3n en la cantidad de unidades a la venta, aunque el n\u00famero de ventas se mantiene en n\u00fameros similares; esto quiere decir, mayor oferta y una demanda que se encuentra estable, en cifras muy similares. Situaci\u00f3n que para quienes vivimos en este estado, percibimos como una \u201cbaja\u201d en las ventas, que tendr\u00edamos que analizar m\u00e1s a detalle en otro post.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">\u00bfC\u00f3mo se divide el pastel entre Tulum y Playa del Carmen? <\/h2>\n\n\n\n<p>Estos dos destinos est\u00e1n continuamente en disputa por cu\u00e1l de ellos es el favorito de los compradores de bienes inmuebles, pero han fluctuado en el transcurso del tiempo estando ambos en primero y segundo lugar de ventas e inventarios.<\/p>\n\n\n\n<p>Por ejemplo, en el a\u00f1o 2020 <strong>Tulum<\/strong> se encontraba debajo de Playa del Carmen en cuanto a inventario y volumen de ventas mientras que en 2022 Tulum pr\u00e1cticamente duplica en cifras la cantidad de unidades en inventario y vendidas a Playa del Carmen, dejo a su opini\u00f3n el motivo por el que crean que ocurri\u00f3 esto, pueden dejar sus comentarios al final de esta entrada de blog.<\/p>\n\n\n<div class=\"wp-block-image\">\n<figure class=\"aligncenter size-full is-resized\"><img loading=\"lazy\" decoding=\"async\" width=\"640\" height=\"307\" src=\"https:\/\/theredsearch.com\/blog\/wp-content\/uploads\/2025\/02\/unnamed-8.png\" alt=\"\" class=\"wp-image-2715\" style=\"width:600px;height:auto\" srcset=\"https:\/\/theredsearch.com\/blog\/wp-content\/uploads\/2025\/02\/unnamed-8.png 640w, https:\/\/theredsearch.com\/blog\/wp-content\/uploads\/2025\/02\/unnamed-8-300x144.png 300w, https:\/\/theredsearch.com\/blog\/wp-content\/uploads\/2025\/02\/unnamed-8-175x84.png 175w, https:\/\/theredsearch.com\/blog\/wp-content\/uploads\/2025\/02\/unnamed-8-450x216.png 450w\" sizes=\"auto, (max-width: 640px) 100vw, 640px\" \/><\/figure><\/div>\n\n\n<p>La cantidad de unidades vendidas tambi\u00e9n ha tenido una variaci\u00f3n distinta en ambos destinos. En Tulum ha ido en incremento desde 2020 hasta 2022 y decreciendo durante los siguientes dos a\u00f1os 2023 y 2024, esto nos habla de un boom inmobiliario en Tulum durante el a\u00f1o 2022.<\/p>\n\n\n\n<p><strong>Playa del Carmen<\/strong> por su lado estuvo decreciendo en ventas desde 2020 hacia el 2023 y recuperando casi el mismo nivel de 4 a\u00f1os atr\u00e1s este pasado a\u00f1o 2024. En general, en todo el estado, los precios de unidades vendidas var\u00edan relativamente poco cada a\u00f1o, mostrando medias alrededor de los 250 mil d\u00f3lares por unidad.
