Ser\u00e1 interesante ver qu\u00e9 tipo de producto inmobiliario se ha lanzado a la venta y cu\u00e1les son los que se est\u00e1n desplazando entre el mercado de compradores, as\u00ed que, sin m\u00e1s pre\u00e1mbulo, vamos a la primera gr\u00e1fica.<\/p>\n\n\n<div class=\"wp-block-image\">\n<figure class=\"aligncenter size-full is-resized\"><img loading=\"lazy\" decoding=\"async\" width=\"811\" height=\"468\" src=\"https:\/\/theredsearch.com\/blog\/wp-content\/uploads\/2025\/04\/image-1-2.png\" alt=\"\" class=\"wp-image-2763\" style=\"width:598px;height:auto\" srcset=\"https:\/\/theredsearch.com\/blog\/wp-content\/uploads\/2025\/04\/image-1-2.png 811w, https:\/\/theredsearch.com\/blog\/wp-content\/uploads\/2025\/04\/image-1-2-300x173.png 300w, https:\/\/theredsearch.com\/blog\/wp-content\/uploads\/2025\/04\/image-1-2-768x443.png 768w, https:\/\/theredsearch.com\/blog\/wp-content\/uploads\/2025\/04\/image-1-2-175x101.png 175w, https:\/\/theredsearch.com\/blog\/wp-content\/uploads\/2025\/04\/image-1-2-450x260.png 450w\" sizes=\"auto, (max-width: 811px) 100vw, 811px\" \/><\/figure><\/div>\n\n\n<p>Vemos una serie de barras azules en orden descendente y del otro lado las barras rojas que, aunque no a la misma altura, tienen un orden ascendente; esto lo podemos interpretar como un cambio en la din\u00e1mica de Tulum, lanzando m\u00e1s proyectos en \u00e1reas como Tulum Downtown y Tankah Bay del cual hablamos en algunos posts anteriores, y una tendencia descendente en barrios como Aldea Zama y la Regi\u00f3n 15. En Cantidad de unidades el primer trimestre de 2024 se lanzaron 97 unidades a la venta s\u00f3lo en Aldea Zama y este a\u00f1o \u00fanicamente 34; distinto al caso de Downtown Tulum que lanz\u00f3 0 unidades en 2024 y 58 en el primer trimestre de 2025.<\/p>\n\n\n\n<p>Continuemos ahora con las unidades vendidas en este primer trimestre de ambos a\u00f1os, la gr\u00e1fica muestra 2024 en color azul y 2025 en color naranja, mismo que visualmente se muestra debajo de las barras de tono azul.<\/p>\n\n\n\n<figure class=\"wp-block-image size-full\"><img loading=\"lazy\" decoding=\"async\" width=\"822\" height=\"413\" src=\"https:\/\/theredsearch.com\/blog\/wp-content\/uploads\/2025\/04\/image-1-1.png\" alt=\"\" class=\"wp-image-2762\" srcset=\"https:\/\/theredsearch.com\/blog\/wp-content\/uploads\/2025\/04\/image-1-1.png 822w, https:\/\/theredsearch.com\/blog\/wp-content\/uploads\/2025\/04\/image-1-1-300x151.png 300w, https:\/\/theredsearch.com\/blog\/wp-content\/uploads\/2025\/04\/image-1-1-768x386.png 768w, https:\/\/theredsearch.com\/blog\/wp-content\/uploads\/2025\/04\/image-1-1-175x88.png 175w, https:\/\/theredsearch.com\/blog\/wp-content\/uploads\/2025\/04\/image-1-1-450x226.png 450w\" sizes=\"auto, (max-width: 822px) 100vw, 822px\" \/><\/figure>\n\n\n\n<p id=\"E278\">La especulaci\u00f3n acerca de los motivos va desde la pol\u00edtica hasta el ajuste post covid de ventas, per\u00edodo en el que los picos de ventas subieron estrepitosamente y ahora llega el tiempo de estabilizarse. Zonas como la Regi\u00f3n 15 pasaron de vender 259 unidades durante los primeros 3 meses de 2024 a 129 unidades vendidas durante el mismo per\u00edodo pero de 2025, la regi\u00f3n 8 que es la mas cercana al mar igualmente con una diferencia de -35 unidades y podemos mencionar que Aldea Zama, mantiene un excelente ritmo de ventas que aunque no es el m\u00e1s elevado de Tulum s\u00ed logra mantener n\u00fameros similares, Tankah es una zona que se encuentra levantando sus ventas aun con los pocos desarrollos en esta \u00e1rea.<\/p>\n\n\n\n<p id=\"E280\">En cuanto al tipo de unidades vendidas, seguimos viendo que las unidades condominales son las preferidas por los compradores y los loft son los menos vendidos aunque tambi\u00e9n corresponde a una muy baja cantidad de lofts a la venta en los inventarios.
